Boundary Search
A Boundary Search includes all of the available documents for each property that are available from HM Land Registry. This would include the Title Registers, Title Plans, the Lease and Lease Plan (if relevant), all digitally held Associated Documents such as conveyances and transfers and their respective Deed Plans, a list of Boundary Presumptions and a list of Fencing Protocols.

Title Register and Title Plan
The two main documents of Title are the Title Register and Title Plan. Most situations requiring a house owner to seek out the property boundaries are quickly resolved by obtaining these two documents. Rightly so, as these are the legal documents and must be referred to before all other documents, and although these documents are not designed to resolve boundary disputes, most such can be seen in sufficient detail to obtain satisfaction. The few that require a closer look are usually resolvable with help from other available documents from the Land Registry. Very few end up in court, and those applying to the court often regret it in view of the exceptionally high legal and ancillary costs.
